After dreaming about it for 16 years I have decided to build a house on my double lot. It took me about 6 months to refinance my house and then get a line of credit off the equity. I will save $70,000 over the life of the loan (15 years) by refinancing for a much lower rate of interest (4.125 down from 6.125). And I am going to harness that value by taking out a home equity line of credit for $100,000. So that's my budget. think I can stay within it?
I will be demolishing my 105-year-old garage and building a house on the spot. The garage is slightly under 300 sq. feet. and the house will probably be around 550 sq. feet. Also because of new regulations I must build the new house farther from the property line - a whole 5 feet. Here is a pix of the forlorn garage:

You can see that it is larger than the existent garage. The orange tape signifies the plan that Annie is most fond of.
